Absolutely! We’re happy to handle what we believe is the foundation of a great build — the shell. This includes the full building envelope, from footings to rooftop. If you’re taking over the interior work, we can still offer flexibility in how far we carry the build. Depending on the scope, a Tarion warranty may be available.

Yes, you can bring your own plans, but if they weren’t originally designed for ICF (Insulated Concrete Form) construction, they’ll need to be re-engineered to ensure compatibility. To avoid delays and keep the build efficient and cost-effective, we strongly recommend working with an architect, engineer, and builder who all specialize in ICF right from the design phase. Timelines can vary depending on the size and complexity of your home, the permitting process, seasonal conditions, and how quickly decisions are made during the design and construction phases. On average, you can expect a custom home build to take 14 to 24 months from initial design to move-in ready. ICF Construction
ICF stands for Insulated Concrete Forms—a high-performance building method where concrete is poured between two layers of insulated foam. We use ICF for our exterior walls because it outperforms traditional wood framing in energy efficiency, strength, durability, fire resistance, and noise reduction.
Absolutely. While ICF construction may involve a slightly higher upfront cost, it results in lower energy bills (up to 60% savings), greater comfort, reduced maintenance, and a longer lifespan—all of which save money over time.
ICF (Insulated Concrete Forms) is much more energy-efficient than wood framing. It keeps heat in during the winter and out during the summer, helping lower your energy bills. ICF walls also offer better protection against wind, fire, mold, pests, and rot. Unlike wood, they don’t have weak spots where heat can escape (known as thermal bridging). Overall, ICF is a stronger, safer, and longer-lasting choice for building.
It’s a common assumption — and while ICFs are certainly a smart alternative to poured concrete or block foundations, their real benefits shine above grade. That’s where your home is most exposed to the elements ICFs are designed to protect against: extreme temperatures, noise, natural disasters, and even unwanted critters. Using ICFs for the full structure offers a higher level of comfort, durability, and efficiency throughout the home.
ICFs are highly permanent. Once poured, it can be difficult and costly to move, change, or correct an ICF wall. That’s why it’s essential to work with an experienced ICF builder who can avoid costly mistakes from the start. ICF walls are also thicker than traditional framed walls, which may impact square footage in tighter builds. Additionally, some trades may need extra time to adapt. For example, electricians running wires or framers installing floor systems. Planning ahead is key.
